Information to Prospective Tenants

Holding Deposit

A holding fee of £200.00 per flat/studio, £250.00 per house and £500.00 per executive property is required in order that the property is taken off our books and not offered to any other prospective Tenants. If you fail to occupy the property through no fault of you own then the holding fee is completely refundable, but will be retained by the Landlord or his agents against loss of rent in the event that you decide not to proceed.

There is an administration fee of £60.00 per person which is non-refundable as this is taken to cover the cost of applying for references.

First Month's Rent and Deposit

On the date of occupation one month’s rent in advance and one calendar month plus two extra weeks rent as deposit must be paid to us, less the holding fee is applicable. THIS MUST BE PAID BY BANKERS DRAFT, BUILDING SOCIETY CHEQUE OR CASH. WE WILL NOT ACCEPT PERSONAL CHEQUES.

The deposit is held by the landlord or The Accommodating Company against dilapidation to the fixtures and fittings of the property. It is returnable at the end of the tenancy subject to a final inspection and full inventory check. Interest is NOT payable on the deposit by the Landlord or Managing Agent. THE DEPOSIT MUST NEVER BE USED AS RENT.

Signing Contracts

Contracts must be signed by all Tenants. If any Tenant is unable to attend the office on the occupation date at the time which will be specified later on then we must be advised of this in advance in order for an alternative time to be arranged. ALL MONIES MUST BE RECEIVED ON/BY THE DATE OF OCCUPATION IN CLEARED FUNDS.

Services

It is your responsibility to ensure that the services are transferred into your name prior to occupation of the property. We would advise that this is done 7 days prior to occupation if possible.

Introduction for Southgate

Southgate is situated in North London split between two Boroughs, London Borough of Enfield and the London Borough of Barnet. It is a sought after area benefiting from good local schools and a wide range of pubs, restaurants and parks.

Transport

Situated on the Piccadilly Line in Zone 4 between Arnos Grove and Oakwood. Local British Rail stations include Winchmore Hill, Grange Park, Palmers Green, Enfield Town, Enfield Chase, Edmonton and Bush Hill Park.

Southgate also has a bus station which is just behind the tube station. Bus routes are N91, W6, W9, 121, 125, 298, 299, 616, 699

Schools

A host of good schools for all ages with good standings in the Government League Tables. Also a selection of private schools of a high standard.

Introduction for Barnet

Situated in the London Borough of Barnet a very sought after location with good local schools, shops, pubs, restaurants and many parks as it is bordering on the green belt of outer London. Good town centres with excellent tube and British Rail links into Central London.

Transport

Barnet is at the end of the Northern Line which is Zone 5. Other local tubes are Totteridge, Whetstone, Woodside Park and North Finchley.

British Rail stations are New Southgate, Oakleigh Park, New Barnet, Hadley Wood, Potters Bar.
